1.  What are the requirements for placing my property on the HCVP?

4.  What is the process for leasing my property?

On the Section 8 Housing main page, select Process for Leasing Your Property”.  You will find “Step-by-Step” instructions on how the process works, once we receive your “Notice of Available Property” form.

 

5.  How do I notify Greensboro Housing Authority that I have property for rent?

You may list your property at http://www.socialserve.com/index.html

 

6.  When can I expect my check from Greensboro Housing Authority?

Greensboro Housing Authority will mail checks on the first of each month. If a client moves into a unit after the first, then GHA will do manual check on the fifteenth of each month.

 

7.   When will my unit be inspected?

Greensboro Housing Authority will not inspect any units until we have received the “Request For Tenancy Approval” from the client.

 

8.  How long is the inspection process?

Once we have received the “Request for Tenancy Approval” it will be at least 2-3 weeks before the inspector will contact you regarding inspecting your unit.

 

9.   What should I do once my property has been rented?

GHA requires all owners and landlords to contact the Housing Search Assistance Coordinator at (336) 303-3109 once your property has been rented. This will eliminate owners and landlords from receiving calls from potential clients.

 

10.  What rent amount can I ask for?

You must tell us what your “proposed rent” is. Once the unit has passed inspection, the GHA inspector must do a “rent reasonableness” comparison. The inspector will compare the rent that you are asking to units in that area that are similar to yours, for tenants who are not getting assistance.  If your rent is not reasonable, the inspector will contact you.

 

11.  What types of units are acceptable for HCVP?

The following units are acceptable for lease under the HCVP: Single-family houses, Apartments, Duplexes, Condos, Townhouses, and Manufactured houses are the only units that are acceptable. Tenants can not lease a room if they are residing in a boarding house.

 

12.   Where can tenants lease property?

Clients that have received a voucher may rent property anywhere within Greensboro and Guilford County, with the exception of High Point, because High Point has their own housing authority.

 

13.  If a tenant damages my property, is Greensboro Housing Authority responsible?

Greensboro Housing Authority does not reimburse any owner or landlord for property damage. The owner or landlord must seek reimbursement from the tenant, or by taking the tenant to court.

 

14.  Who pays for the security deposit?

All security deposits, whether for rent or utilities are the responsibility of the tenant. Greensboro Housing Authority does not pay for any security deposits.

 

15.  Who is responsible for utilities prior to the unit being inspected?

The owner/landlord must have ALL utilities on at the time of the inspection. If the utilities are not on; the unit will not be inspected.

 

Q. Can the utilities be left in the owner/landlord name once the tenant has possession?

No, all utilities must be in the name of the head of household once the tenant has taken possession.
